font-size: 1rem;\">The Plan Commission and Zoning Board of Appeals have been combined into one single body (Planning and Zoning Commission) pursuant to Village Council action that took place on May 9, 2022.\u00a0 Please see\u00a0<\/span><a href=\"https:\/\/codelibrary.amlegal.com\/codes\/forestparkil\/latest\/forestpark_il\/0-0-0-1098\" target=\"_blank\" rel=\"noopener\">Section 2-1<\/a><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-size: 1rem;\">\u00a0of the Village Code for more information regarding the makeup and duties of this newly formed Commission.<\/span><\/i><\/b><\/p><p><span style=\"font-weight: 400; font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-size: 1rem;\">\u00a0<\/span><\/p><p><span style=\"font-weight: 400; font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-size: 1rem;\">Per Section 2-1-6 of the Village Code,\u00a0<\/span>the Planning and Zoning Commission is vested with the following jurisdiction\u00a0<span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">and authority:<\/span><\/p><p>(1) To hear and decide appeals from any order, requirement, decision, or\u00a0<span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">determination made by the Zoning Administrator under this Code;<\/span><\/p><p>(2) To hear and decide variations from the terms provided in this Code in\u00a0<span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">the manner and subject to the standards set forth in Section 9-10-6;<\/span><\/p><p><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">(3) To recommend changes and amendments to this Code and the official\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">zoning map;<\/span><\/p><p>(4) To prepare and recommend to the Mayor and Council a comprehensive\u00a0<span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">plan for the present and future development or redevelopment of the\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">Village. Such plan may be adopted in whole or in separate geographical\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">or functional parts, each of which, when adopted, shall be the official\u00a0<\/span>comprehensive plan, or part thereof, of the Village. This plan may\u00a0<span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">include reasonable requirements with reference to streets, alleys, public\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">grounds, and other improvements hereinafter specified. The plan, as\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">recommended by the Planning and Zoning Commission and as thereafter\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">adopted, may be made applicable, by the terms thereof, to land situated\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">within the corporate limits and contiguous territory not more than one\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">and one-half miles beyond the corporate limits and not included in any\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">municipality. Such plan may be implemented by ordinances to\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">implement the following provisions:<\/span><\/p><p>(a) Establishing reasonable standards of design for subdivisions and\u00a0<span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">for re-subdivisions of unimproved land and of areas subject to\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">redevelopment in respect to public improvements as herein\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">defined;<br \/><\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">(b) Establishing reasonable requirements governing the location,\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">width, course, and surfacing of public streets and highways,\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">alleys, ways for public service facilities, curbs, gutters, sidewalks,\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">street lights, parks, playgrounds, school grounds, size of lots to\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">be used for residential purposes, storm water drainage, water\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">supply and distribution, sanitary sewers, and sewage collection\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">and treatment; and,<br \/><\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">(c) Designate land suitable for annexation to the municipality and the\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">recommended zoning classification for such land upon\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">annexation;<\/span><\/p><p>(5) To recommend changes, from time to time, in the official comprehensive\u00a0<span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">plan;<\/span><\/p><p>(6) To prepare and recommend to the Mayor and Council, from time to time,\u00a0<span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">plans for specific improvements in pursuance of the official\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">comprehensive plan;<\/span><\/p><p>(7) To give aid to the municipal officials charged with the direction of\u00a0<span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">projects for improvements embraced within the official plan, to further\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">the making of these projects, and, generally, to promote the realization\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">of the official comprehensive plan;\u00a0<\/span><\/p><p><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">(8) To hold public hearings in matters pertaining to applications for special\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">use and amendments, and to submit reports to the Mayor and Council\u00a0<\/span><span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif; font-weight: var( --e-global-typography-text-font-weight ); font-size: 1rem;\">setting forth its findings and recommendations; and,<\/span><\/p><p>(9) To exercise such other powers as may be conferred by the Mayor and\u00a0<span style=\"font-family: var( --e-global-typography-text-font-family ), Sans-serif;
